SNN Kannur Road Overview and Project Highlights

The address is the argument. Kannuru Main Road already carries a 17-acre, 1,780-home Sobha community with occupied phases — which means the road, the water supply, the retail and the security ecosystem around this site have been proved out by nearly two thousand households before SNN's first resident moves in. What that community does not offer is space: it is a 1 and 2 BHK project. SNN Kannur Road brings 3 and 4 BHK stock to the same road. Within the same Bengaluru search, SNN Raj Azaleas is a useful second reference for how product mix, launch stage, and daily-life fit can change the shortlist.

Kannuru Main Road runs east off Thanisandra Main Road into the Bellahalli–Mitganahalli pocket. It is not a road most Bengaluru buyers could place on a map five years ago. It is now one of the more comprehensively de-risked residential addresses in North Bengaluru, for a simple reason: Sobha built 1,780 homes on it.

That matters more than it sounds. The single biggest risk in buying into an emerging Bengaluru pocket is not the building — it is everything around the building. Whether the approach road gets widened. Whether BWSSB water actually arrives or the community runs on tankers. Whether retail follows. Whether the last two kilometres are drivable in October. On Kannuru Main Road those questions have already been answered by a large branded community that had to solve them first.

What that community did not do is serve the upgrade buyer. Sobha Dream Gardens is a 1 and 2 BHK project, 679 to 1,059 sq ft, built for first-time buyers and rental investors at roughly 105 homes per acre. It has been a success on those terms. But a household in Bellahalli that needs a third or fourth bedroom has had to leave the pocket entirely.

SNN Kannur Road is planned against that gap: seven acres, four blocks, around 550 homes at roughly 79 per acre, and a configuration set running from a 1,120 sq ft 2 BHK to a 2,380 sq ft 4 BHK. It is a lower-density, larger-format product on the same road — a complement to what is already there rather than a competitor for the same buyer.

The unit count also sets the amenity economics. Amenity cost divides across the households that share it: a 150-home project cannot fund a full clubhouse, a 2,000-home project funds one and then queues for it. At 550 homes across seven acres, the pool is usable at seven in the morning and the clubhouse is not booked three weekends deep.

Location — inside the Thanisandra catchment

The site sits on Kannuru Main Road at Mitganahalli, two kilometres from Thanisandra Main Road. Thanisandra is the arterial that defines this part of North Bengaluru: it runs south toward Nagawara and the Outer Ring Road, connecting to Manyata Tech Park, and east toward Hennur.

From the site, Manyata Tech Park is about 8 km — a 20–25 minute drive outside peak. Hebbal is about 11 km. Bhartiya City and the Bhartiya Mall of Bengaluru are about 4 km. Kempegowda International Airport is roughly 22 km, around 35 minutes.

That puts the project inside the Manyata catchment — the largest single employment cluster in North Bengaluru, with well over a lakh of workers across its campuses — while sitting far enough out to price 15 to 20 per cent below Hebbal or Thanisandra proper.

The neighbour effect

Being next to a large, established, branded community is an underrated asset and it works in three ways.

Infrastructure is proved. Road capacity, water, power, drainage and retail have been tested by 1,780 households. A buyer is not betting on infrastructure arriving; they are moving into infrastructure that exists.

Price discovery is public. Sobha Dream Gardens transacts between ₹11,873 and ₹13,717 per sq ft on this road. That is a hard, observable number rather than a developer's assertion, and it is the yardstick against which SNN Kannur Road's indicative ₹10,600 – ₹12,300 should be judged.

Resale liquidity is deeper. A road with two branded communities on it has a resale market. A road with one has a queue.

Building specification — Ground + 16, four blocks

Seventeen habitable levels is a deliberate middle path. The newest Bengaluru launches push to 30 and 40 floors, buying skyline and unit count at the cost of longer lift waits, more complex water and air pressurisation, higher common-area maintenance per home, and materially slower evacuation. At G+16, SNN Kannur Road gets genuine elevation — upper floors will look across the Bellahalli green belt and, on the western aspect, toward the Yelahanka horizon — while keeping vertical transport and services load in a well-understood range.

Four blocks on seven acres also lets each tower be positioned and oriented on its own terms rather than packed onto a podium grid. Expect generous inter-block setbacks and predominantly north–south orientation on the main floor plates.

Developer — SNN Estates, and what that name means

SNN Estates — "formerly SNN Builders" — dates its practice to 2005 and cites approximately 21 million sq ft constructed across 12 delivered projects. Its current work is concentrated at the two ends of Bengaluru: the Thanisandra–Rachenahalli–Bellahalli belt in the north and the Hosur Road–Begur–Kudlu belt in the south. Kannur Road is listed by name in the upcoming section of the developer's own project page — this is a project the developer has publicly committed to, not a rumour.

The nearest inspectable SNN Estates work is SNN Estates Felicity at Rachenahalli, behind Manyata Tech Park, roughly seven kilometres away — registered under PRM/KA/RERA/1251/309/PR/220124/006568 and under construction, with a 50,000 sq ft clubhouse and configurations from 1.5 to 4 BHK. SNN Clermont at Hebbal, five towers of 40 floors opposite Nagawara Lake, is the group's completed high-rise credential.

One important clarification. SNN Estates is not the same company as SNN Raj Corp. Both describe themselves as "formerly SNN Builders" and both list several of the same completed projects, but they are separately branded businesses under different ownership — SNN Estates LLP is held by the Agarwal family, SNN Raj Corp's SNN Properties LLP by the Jain, Shah and Bhat families. The "SNN Raj" prefix belongs to the other company.

SNN Kannur Road Reviews and Market Perspective

The structural case is that this is a de-risked address inside the Manyata catchment at a 15–20 per cent discount to Hebbal and Thanisandra proper, with a product — 3 and 4 BHK at moderate density — that the road does not currently supply.

The counterweights are honest ones. Bellahalli's prices have been flat for twelve months after a decade that returned 39.5%; the near-term return depends on Blue Line metro delivery, and the nearest station at Kogilu Cross is about six kilometres away rather than walking distance. SNN Estates is a credible mid-tier developer but not a listed one, and the buyer's due diligence burden is correspondingly higher.

The project-specific case rests on three verifiable things: the developer has publicly listed this project on its own site, it has a registered project under construction seven kilometres away that can be inspected, and the road it is building on has already been proved out by 1,780 Sobha households.
